Terms of Use

1. Not financial, investment, or professional advice

RE.ROI is an analytical software tool only. The Service helps you explore and underwrite real estate investment scenarios using models, assumptions, and third-party data. Nothing in the Service is financial, investment, tax, legal, accounting, appraisal, insurance, or real estate brokerage advice. We are not a registered investment adviser, broker-dealer, bank, lender, or licensed real estate broker.

Outputs—including estimated cash-on-cash returns, ROI, ARV, cap rates, comps, map pin colors, “good investment” indicators, templates, and any scores or rankings—are illustrative estimates only. They may be incomplete, outdated, inaccurate, or based on defaults that do not match your market, property condition, financing, taxes, insurance, vacancy, property management costs, or risk tolerance.

You alone are responsible for your investment decisions. Before buying, selling, financing, renovating, or otherwise acting on any property or strategy, consult qualified licensed professionals (including financial advisors, attorneys, tax professionals, appraisers, contractors, and local real estate experts) and perform your own independent due diligence.

2. Eligibility and accounts

You must be at least 18 years old and able to form a binding contract to use the Service. You are responsible for the accuracy of information you provide and for keeping your credentials confidential. You are responsible for all activity under your account. Notify us promptly of any unauthorized use at support@re-roi.com.

3. License and acceptable use

Subject to these Terms, we grant you a limited, non-exclusive, non-transferable, revocable license to access and use the Service for your internal business or personal investment-analysis purposes. You may not:

• Copy, scrape, resell, or redistribute the Service or underlying data except as expressly allowed by features we provide (such as share links)
• Reverse engineer, interfere with, or attempt unauthorized access to the Service
• Use the Service for unlawful purposes, spam, or to mislead others about property values or returns
• Bypass subscription, rate limits, or security controls
• Represent RE.ROI outputs as certified appraisals, guarantees, or professional advice

4. Subscriptions and billing

Certain features require an active paid subscription. Billing is processed by Stripe. Fees, renewal, and cancellation are as presented at checkout and in your account billing portal. Unless required by law, fees are non-refundable. You authorize us and Stripe to charge your payment method for recurring fees until you cancel. Taxes may apply.

5. Third-party data and services

Property listings, sold comps, market attributes, map tiles, mortgage rate references, and similar information may come from third-party providers and may contain errors or lag real-world changes. We do not control and are not responsible for third-party data accuracy, completeness, or availability. Third-party services (including Stripe and map providers) are subject to their own terms.

6. Your content

You retain ownership of content you submit (such as templates and saved analyses). You grant us a worldwide, non-exclusive license to host, process, and display that content as needed to operate the Service. You represent that you have the rights to submit it and that it does not violate law or third-party rights.

7. Intellectual property

The Service—including software, design, trademarks, and our models and compilations—is owned by RE.ROI or its licensors and is protected by intellectual property laws. These Terms do not transfer ownership to you.

8. Disclaimer of warranties

THE SERVICE AND ALL OUTPUTS ARE PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE MAXIMUM EXTENT PERMITTED BY LAW, WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, NON-INFRINGEMENT, AND ACCURACY. WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR THAT ESTIMATES, COMPS, RETURNS, OR OTHER OUTPUTS WILL BE CORRECT, CURRENT, OR PROFITABLE.

9. Limitation of liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, RE.ROI AND ITS AFFILIATES, OFFICERS, DIRECTORS, EMPLOYEES, AND AGENTS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, REVENUE, DATA, GOODWILL, OR BUSINESS OPPORTUNITY, ARISING OUT OF OR RELATED TO THE SERVICE OR THESE TERMS, WHETHER BASED IN CONTRACT, TORT (INCLUDING NEGLIGENCE), STRICT LIABILITY, OR OTHERWISE, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, OUR TOTAL LIABILITY FOR ANY CLAIM ARISING OUT OF OR RELATED TO THE SERVICE OR THESE TERMS WILL NOT EXCEED THE GREATER OF (A) THE AMOUNTS YOU PAID TO US FOR THE SERVICE IN THE TWELVE (12) MONTHS BEFORE THE CLAIM AROSE, OR (B) ONE HUNDRED U.S. DOLLARS (US $100).

Some jurisdictions do not allow certain limitations; in those cases, our liability is limited to the fullest extent permitted by law. Nothing in these Terms excludes liability that cannot be excluded by law (including for fraud or willful misconduct where such exclusion is prohibited).

10. Indemnity

You will defend, indemnify, and hold harmless RE.ROI and its affiliates, officers, directors, employees, and agents from and against any claims, damages, losses, liabilities, costs, and expenses (including reasonable attorneys’ fees) arising out of or related to: (a) your use of the Service or reliance on any outputs; (b) your content; (c) your violation of these Terms or applicable law; or (d) your investment, financing, or property decisions.

11. Termination

We may suspend or terminate access to the Service at any time if you violate these Terms, if required for security or legal reasons, or if we discontinue the Service. You may stop using the Service and cancel a subscription as described in your account billing settings. Sections that by their nature should survive (including disclaimers, liability limits, indemnity, and governing law) will survive termination.

12. Governing law and disputes

These Terms are governed by the laws of the State of Michigan, USA, without regard to conflict-of-law rules. Exclusive venue for disputes not subject to mandatory consumer protections elsewhere will be the state or federal courts located in Michigan, and you consent to personal jurisdiction there. You and we waive any right to a jury trial to the extent permitted by law.

13. Changes

We may update these Terms from time to time. The “Last updated” date will change when we do. Material changes may be communicated through the Service or by email. Continued use after the effective date constitutes acceptance of the updated Terms.

14. Miscellaneous

These Terms and the Privacy Policy are the entire agreement between you and us regarding the Service. If any provision is unenforceable, the remainder remains in effect. Our failure to enforce a provision is not a waiver. You may not assign these Terms without our consent; we may assign them in connection with a reorganization or sale. Contact: support@re-roi.com.
